Construction Underway in BR’s Newest Upscale Subdivision

Construction Underway in BR’s Newest Upscale Subdivision

August 12, 2013

A concept plan has been submitted for The Lakes at Harveston, a 350-acre planned unit development (PUD) that will serve as a sister to the larger Harveston development in south Baton Rouge located off Bluebonnet Extension close to Nicholson Drive.

According to documents filed with the city-parish Planning Commission, the development will have 1,000 single-family homes, a nearly 55-acre lake and 415,000 square feet of commercial/office space that could be occupied by retailers, a grocery store, restaurants or institutions such as churches or the YMCA.

The Lakes at Harveston is behind University Club Plantation. It is on land not contiguous to the Harveston development which is currently underway. The plan is to connect Harveston and The Lakes at Harveston with a road. Harveston Way, which will be the main thoroughfare connecting the two developments, will also connect with University Club Drive. The first 15 or so houses in the first phase of the larger Harveston development, called the Preserve at Harveston, are currently under construction. Plans are to develop 330 lots in the Preserve, so it could be three or four years before work starts in earnest on the Lakes.

“We want to get ahead of the game,” Fetzer said. “These PUDs are time consuming because there are lot of moving parts and planning.” Depending on what happens with the development of Harveston, work could start on another phase of the project before construction starts in the Lakes.  “Nothing is cast in stone,” Fetzer said. “We’re having fun and doing this slow and easy.”

Fetzer and Wampold have been working on Harveston, originally called Longwood Village, since 2005 and have acquired nearly 1,500 acres in the area. Harveston will feature retail, office space, a 600-acre nature preserve and walking and biking trails. Harveston could have over the next couple of decades as many as 2,500 homes, Fetzer said, with prices beginning in the mid-$300,000 range. The Lakes at Harveston and Harveston will be “pretty much the same type development.”
